Our housing specialist Bjorn Cocquyt has been visiting leading properties and real estate projects at home and abroad for more than 10 years. In our Pureliving section, he gives his vision of exclusive living.
The style of Spanish second homes has evolved a lot in recent years: from very traditional to sleek and modern with lots of large windows. The furnishings have also evolved with it, because what many people do not know is that you can choose an interior à la carte. “That is even possible with an average flat, without extra costs,” says Koen De Vos of My Dream Property.
Everyone has undoubtedly seen pictures of breathtaking villas on the Costa del Sol. All of them are beautiful, both in terms of architecture and interior. With a million-dollar budget, it is only natural that such dream homes are delivered entirely according to the wishes and tastes of the buyers. “But it is a misunderstanding that only in such villas you have the freedom to make your own choices in the interior. In the more large-scale new-build projects, the architecture is more or less fixed, but as a buyer you have a lot of involvement in what the inside should look like,” says Koen De Vos of My Dream Property, which specialises in real estate on the Costa del Sol.
A customised Spanish casa is possible even without an additional cost. “The situation is comparable to when you have a key-on-door house built in Belgium. Then you have a price list with a number of floors, kitchens, bathrooms, etc. you can choose from and they all fall within the agreed budget. Do you prefer something else? No problem at all. And if those materials are more expensive, the extra price is simply settled.
Safe Buying
De Vos emphasises that with à la carte housing it is important to buy on plan. The earlier the measurement can begin, the better. “Some people are afraid of that, but because we work with bank guarantees and the money is only deposited into a third-party account, as a buyer you are always safe. Even if things were to go wrong somewhere, you would never lose your money. With My Dream Property we reduce the risk to a minimum because we only offer projects of developers in whom we have the full confidence. We have them thoroughly vetted in all areas beforehand and we will not do business with them if it turns out they were once the subject of a lawsuit or did not respect agreed timings.
Anyone who prefers an existing home to a new build can also turn to De Vos. “Besides property management, the sale of new buildings and our after-sales service, there was still one missing link to complete the circle of our Spanish story. That is why we started DVS Luxury Building a while back. With that company, we specialise in renovation. We are tapping into a new market, which I know is the future in certain regions.
“Take the neighbourhood of Marbella: there is still so little land available that it is almost impossible to realise new construction projects there. But there is a lot of real estate in a beautiful location that has been there for decades and could use an upgrade. Because our Belgian background gives us the expertise for such renovations, we carry them out ourselves. Here too, the customer’s wishes are the basis of everything.
Holiday
As soon as a site is ready, the My Dream Property team is on hand to help with the decorating of the interior and even the assembling of the furniture upon request. For the higher segment, they can work together with De Vos Interieur, the business in ‘s Gravenwezel owned by Koen’s sister Christel. “The idea is that the buyer who turns the key in the door of his Spanish casa for the first time steps into a ready-made house and only has to unpack his suitcases to start enjoying his holiday.
