The Belgian buyers’ market is for the first time outperforming the UK in terms of total investment amount in residential property located in the province of Alicante, Spain. This makes Belgium the most important country for the region at the moment. Carl Vorsselmans of New Build in Spain says: “The Belgian is traditionally a buyer, especially when it comes to property. But they are also savers. The idea that inflation is coming, which makes their own resources ‘evaporate’, coupled with low interest rates, makes investing in good locations always an important and safe investment.

Below are the results of the official report on real estate transactions by foreigners in the province of Alicante recently published by the Notarial Council of Valencia. From this we can see, on the one hand, that in the first quarter of 2021, there is a general decrease in foreign sales and purchases of second residences by all nationalities. On the other hand, theaverage purchase price increased. From this graph we note that during this period the Belgian market has become the nationality that has invested the most in the purchase of property on the Costa Blanca, thus surpassing the United Kingdom.

Also at New Build Spain they are feeling the growth of the Belgian buyers’ market. “As Belgians are very important buyers and our company focuses mainly on them, we can only confirm these figures. We really focus on the AAA-locations and this in the Costa Blanca, Ibiza, Tenerife and Costa del Sol. The number of transactions with us has not only increased, but also theaverage budgets are a lot higher”, says Carl Vorsselmans.

The United Kingdom remains the largest market in terms of sales volume, with 513 units in total. The Belgian and Swedish markets were the second and third largest with 423 and 299 sales respectively. Total sales, however, were down compared with the same period the year before, while average prices increased. In the other regions (Ibiza, Tenerife and Costa del Sol), a similar trend can also be observed. In Ibiza, many owners whose property was for sale have withdrawn it from sale or have adjusted the price upwards. Currently, the imbalance between supply and demand is enormous. There is no shortage of buyers, but there is a lack of decent homes on the market. Belgians have therefore continued to buy a large number of properties in Spain in recent months. Especially in the higher segment, the situation is very similar to the situation in Belgium and more specifically the Belgian coast.
